The sites are conveniently located in the picturesque village of Liff. Ninewells Hospital and Dundee Technology Park are less than a ten-minute drive away. Following a review by NHS Tayside, the remaining grounds Liff Hospital have been declared surplus and demolished and are thus being offered for sale.

Lot 1 – West Site
The west site previously consisted of Benvie House and a car park with associated ground. The site has now had all of the existing buildings demolished and the site has been cleared and is mainly level. The site is accessed from the North road which shares an access with the previously developed hospital buildings.

In total the site area is approximately 2.71 hectares (6.69 acres) with a large of amount of ground covered by the mature tree belts.

Lot 2 – East Site
The east site previously consisted of Gourdie House, Whitelawston House and car parking with associated grounds. The site has now had all of the existing buildings demolished and the site has been cleared and is predominantly level although there are two distinct levels within the site. It is proposed that the site will be accessed from the Church Road where a new access point will be required.

In total the site area is approximately 3.70 hectares (9.13 acres) with a large of amount of ground covered by the mature tree belts.


TOWN AND COUNTRY PLANNING
The properties have potential for a number of uses including residential and are currently identified as white land within the Dundee City Local Plan.

EMA Architects has prepared a development layout for each site on behalf of NHS Tayside which provides an indicative number of housing units for each site following a Tree Survey and Topographical Survey.

Based on the survey reports the sites have the following potential capacities
West Site – 31 Units
East Site – 37 Units

BIDDING PROCESS
Ballantynes will administer the sale of the East and West sites on behalf of NHS Tayside and all enquiries should be made to Ballantynes in the first instance. The heritable Interest is offered for sale as a whole or in 2 lots, with vacant possession.
