EQUESTRIAN AND ANIMAL FACILITIES

INDOOR RIDING ARENA AND STABLES (55m x 22m)
This is a clear span, portal framed building with profile sheet roof
and sides. It houses 7 x (approx 4.2m x3.6m) block built stables (built in 2012), with rubber matting and hay bars/rack, a purpose build feed room with hot/cold water and electric points and a staircase that leads to 2 large tack/store secure rooms, one each on either side of a very large viewing gallery overlooking the indoor school. This area has also been used as a games room/ gym.
The indoor riding arena measures approx 35m x 22m and has an Andrews Bowen Ltd Prowax system surface which is dust free and will not freeze. Overhead lighting is provided by halogen lamps. Just outside this building is a concrete terrace with hot/cold water taps for showering horses/dogs.

OUTDOOR RIDING ARENA (40m X 20m)
This professionally built, free draining outdoor arena has a Pasada surface over a tarmac base and had a post and rail perimeter fence erected in 2013.

ROUND SCHOOLING PEN (15.5m)
This Monty Roberts style pen was erected in 2013, fully drained with Andrews Bowen Prowax surface and post and rail fencing.

STABLE AND GARAGE/WORKSHOP BLOCK
Overlooking the outdoor arena is an L shaped block of 5 timber loose boxes (3.5m x3.5m). Each stable has light and power and full height kick boards. Two additional loose boxes have been converted into a garage/workshop but the stable doors have been left intact so that it can easily be returned to stables. These stables were completely overhauled by Saltire Stables in 2007 and were relined and fitted with a new roof, doors and electric switch boxes.
There is also a foaling/stallion box (4.6m x4.6m). These boxes are served by a secure store/ tack and feed room with wall units, hot and cold water, stainless sink and formica worktop with space for a washing machine and tumble dryer, and outdoor cold tap. (Note: the outdoor taps at the indoor school and outdoor stables have thermostat heating to prevent freezing in winter).

LAND
The land at Gamekeeper’s Cottage surrounds the house and is divided into 9 stock proof paddocks for horses, 1 for pigs and 1 for ducks/chickens, most of which are served by a natural water source. The paddocks are enclosed with post and rail fencing, with horse rylock running around the perimeter of the paddocks. There are 3 horse paddocks with substantial free draining field shelters lined with kick boards. A further self draining shelter and stone paddock, also fed by natural water, is currently home for the pet pigs.
A small paddock planted with young apple, pear and plum trees also has a natural water supplied shallow duck pond with chicken/duck shed.

DOG KENNELS
There is a block of 5 wooden with profile sheet roof, insulated, outdoor dog kennels varying in size to suit small and large dogs.
