The land lies between about 950 feet (290 metres) above sea level at the south boundary and about 1,150 feet (351 metres) above sea level at its highest point towards the middle of the area. From the highest point, the land slopes mainly to the north and south. The land is classified as Class 5 (2) by the James Hutton Institute which is defined as “land capable of use as Improved Grassland”.

The Soils are classified as being from the Sourhope type which comprise brown forest soils with gleying and gleys. Apart from the south boundary, the land is enclosed by stock fencing. Within 6 months of the date of entry, the purchaser will be bound to erect a new stock fence along the south boundary between the points illustrated A – B on the sale plan. Water for livestock is available from a number of springs.
Access to Ewe Hill is via the rough track that runs up from Biggarshiels Road through a shelter belt of trees and via the Yellowdales Plantation to the north west boundary of Ewe Hill illustrated X - Y on the site plan. The purchaser of Ewe Hill will have the right to improve this access track to allow its use in the future for timber extraction. The purchaser will be 100% responsible for the maintenance of the existing track as well any future improved road.
