    DIRECTIONS
    From Cupar take the A91 west towards Bow of Fife. After about 1 mile turn left onto an unmarked road signposted Stratheden Hospital. Follow the road for approximately half a mile. At the T junction turn left and the site is immediately on the left.

    DESCRIPTION
    The site is currently used as an agricultural field. The site is being sold as a whole or in two lots. As a whole the site has a total site area of 3.98 hectares (9.83 acres). The site sits out with the settlement boundary in the current St Andrews and East Fife Local Plan.

    Lot 1 extends to 0.907 hectares (2.24 acres) and forms the natural extension to the existing village boundary. Under the current and proposed local plan policy Affordable Housing may be acceptable within the countryside and it is expected that this area of ground could achieve a consent for Affordable Housing.

    Lot 2 extends to 3.07 hectares (7.59 acres) and also sits out with the existing settlement boundary within the St Andrews and East Fife Local Plan. The lot is being sold on the basis of an agricultural use.
